Terms of Service

1. Who we are

The Platform is operated by the entity identified in our Imprint (the "Operator", "we", "us"). Contact: support@longtermrent.com.

2. What the Platform does — and does not do

The Platform is an intermediary. We publish rental listings, enable contact between Tenants and Advertisers, and process reservation requests. We are not a party to any rental or lease agreement concluded between a Tenant and an Advertiser, we are not a real-estate agent, and we do not own, manage, inspect or let the advertised properties.

Any rental agreement is concluded directly between the Tenant and the Advertiser, and its content, performance and legality are their sole responsibility.

3. Accounts

You must be at least 18 years old and legally capable of entering into contracts to use the Platform.

You must provide accurate information when registering and keep it up to date. You are responsible for keeping your password confidential and for all activity under your account.

We may suspend or terminate accounts that breach these Terms, provide false information, infringe third-party rights or applicable law, or that we reasonably suspect of fraudulent activity.

4. Listings and Advertiser obligations

Advertisers must have the legal right to let the property they list. Listings must be accurate, must not be misleading, and must comply with applicable housing, tenancy, licensing and tax law in the property’s country.

We may ask Advertisers to upload supporting documents (identity document, proof of ownership, rental licence, energy certificate) to verify a listing. Uploading a document does not transfer ownership of it; it is processed as described in our Privacy Policy.

We may edit listing presentation for formatting, decline, suspend or remove any listing at our discretion, in particular where a listing appears inaccurate, unlawful or fraudulent.

Verification badges indicate that we performed limited plausibility checks on documents provided. They are not a guarantee of the Advertiser’s identity, the property’s condition or the legality of the tenancy.

5. Tenant obligations

Tenants must use the Platform only to genuinely search for long-term housing, provide truthful information in inquiries and reservation requests, and must not misuse contact details obtained through the Platform.

6. Fees

Tenants pay no fees for using the Platform.

Creating listings is free. When a reservation made through the Platform is accepted, the Advertiser owes us a reservation fee (commission) calculated on one month’s rent according to the fee schedule shown to the Advertiser before publication — currently starting at 15% of one month’s rent for short commitments and decreasing to 10% for stays of six months or longer, plus VAT at the rate applicable in the property’s country.

The fee schedule in force when a booking is made applies to that booking. We may change the fee schedule for future bookings at any time; changes are shown on the Platform before they take effect.

7. Reservations

A reservation request sent by a Tenant is an expression of interest. A booking only comes into existence when the Advertiser accepts it. Payment of rent and deposit is handled directly between Tenant and Advertiser unless expressly stated otherwise on the Platform.

8. Prohibited conduct

You must not:

• post false, misleading or discriminatory listings or content;
• use the Platform for short-term or holiday lets presented as long-term rentals;
• circumvent the Platform to avoid reservation fees after a tenancy has been initiated through it;
• scrape, harvest or bulk-download content or personal data from the Platform;
• upload malware or attempt to interfere with the operation of the Platform;
• impersonate another person or use another person’s account without authority.

9. Content and intellectual property

You retain rights in the content you upload (photos, descriptions, documents) and grant us a non-exclusive, worldwide licence to host, reproduce and display it for the purpose of operating and promoting the Platform.

You warrant that your content does not infringe third-party rights. The Platform, its design, software and databases are protected by intellectual-property law and remain ours or our licensors’.

10. Liability

We provide the Platform with reasonable skill and care, but we do not guarantee uninterrupted availability, nor the accuracy of listings, which are created by Advertisers.

To the extent permitted by law, we are liable without limitation for intent, gross negligence, and injury to life, body or health, and otherwise only for foreseeable damage typical of this type of contract resulting from the breach of essential contractual obligations. We are not liable for the conduct of Tenants or Advertisers, or for the conclusion, performance or termination of rental agreements.

Nothing in these Terms limits mandatory consumer rights under the law of your country of residence.

11. Termination

You may close your account at any time. We may terminate the user relationship with reasonable notice, or immediately for good cause (in particular breaches of Section 8). Fees already incurred remain payable.

12. Changes to these Terms

We may amend these Terms for the future where there is a valid reason (legal changes, new features, security). We will announce material changes on the Platform or by email at least 14 days before they take effect; if you continue using the Platform afterwards, the amended Terms apply.

13. Governing law and disputes

These Terms are governed by the law of the Operator’s country of establishment as stated in the Imprint, without prejudice to mandatory consumer-protection provisions of your country of habitual residence.

The European Commission provides a platform for online dispute resolution at https://ec.europa.eu/consumers/odr. We are neither obliged nor willing to participate in dispute-resolution proceedings before a consumer arbitration board, unless stated otherwise in the Imprint.
